A home inspection is performed by a licensed home inspector and is designed to provide an unbiased, thorough, detailed examination of a home. Most of these inspections occur during the real estate transaction process. However, there are a multitude of reasons to hire a qualified home inspector while living in your current home. When buying or selling a home, when building a home (construction phase inspections such as foundation, predrywall and final), 11-month builder warranty inspections, and periodic home inspections as the home ages and components start to wear out.

As a licensed home inspector, we are required to complete a 70-hour course, 25 “ride-along” inspections with an already licensed inspector, and pass the National exam. Once those are completed, then you can apply through the state agency for licensure. At VCHI, not only do we have licensed home inspectors, but we also have a licensed structural engineer. Talk about adding value to your inspection!

A typical home inspection will last anywhere from 2-4 hours. This is based on a 2,000 square foot home with 3 bedrooms and 2 bath and the current condition of the home along with the accessibility to all components.

We always recommend you being present for the inspection. This will allow us to walk the property together at the end of the inspection and answer all questions before we leave the property. This takes all the guesswork out of understanding what will be in the report and allows us to get to know each other so we can help serve you better.

At VCHI, we price our inspections based on age of the home, square footage, and location.

Your inspector will provide you with a home inspection report that is yours to keep. The report will summarize what was inspected, its condition, any defects identified, and recommendations for repair (if needed). The inspector will provide this to you within 24 hours of completing the inspection. You will receive the report via HTML version (through Homegauge our reporting software) and a PDF version sent through email.

You will receive a link to an active Google Sheet that contains our preferred vendors as well. This will help you with any moving/repair/remodeling tasks you need to make this house your home!
